Since June 2014, Strettons has been managing a mews estate, which has since rebranded as 'The Tramworks', on behalf of a private investor. The new name came from its original use as a tram line station dating back to 1896. It is now the creative hub of Walthamstow, which is fast becoming an area people want to live and work. The property had its challenges at the start, but through a considered management strategy, we have been able to improve the appearance of the estate internally and externally with the assistance of the local authority. These initiatives have attracted anchor tenants such as Sodo Pizza and East of Eden Yoga, creating a greater level of footfall and interest in the area.
Additionally, these improvements have given the estate a theme and personality, which has received strong praise from visitors and the local community. This attraction of tenants and patrons has resulted in a strong improvement in the rent roll across the estate, which is close to being fully let. Strettons have advised closely on leasing across the site to create a vibrant tenant mix and to implement appropriate health & safety measures for a multi-tenanted site.
