Project Summary

This multi-let, 11,435 sq ft building in Clerkenwell is arranged over 5 floors and attracts many quality tenants including National Geographic Kids and Lee & Plumpton furnishings.

Amenities include a cafe, climate control, kitchens, lifts, a modern meeting rooms and close proximity to transport. Located between Northburgh Street and Great Sutton Street, occupiers are just 0.4 miles from Barbican station and 0.5 miles from Farringdon station.

Once Strettons was appointed as managing agents, we advised on refurbishing common areas to bring the space in-line with surrounding buildings and other city blocks. 

Strettons liaised with contractors on the works and helped maintain occupier awareness and comfort throughout the upgrades. We began re-tendering all contracts for everything from cleaning to firearms, and we are negotiating new contracts to ensure the leaseholders are getting the best value.

There was a lack of health and safety measures when we took over management, so we promptly carried out property checks, a fire risk assessment and a water and legionella test due to the water tank.

The Asset Management team also worked closely with Strettons Commercial Agency team to help to lease available space at a competitive rate and reduce the time between occupiers.
