Mixed-use building of offices and a restaurant/cafe

Project Summary

Strettons manage this mixed-use building of offices and a restaurant for an overseas client in EC1.


The property is located on the corner of West Smithfield and Long Lane, opposite Smithfield Market.


The building comprises a Café/Restaurant on the ground floor and basement levels with four floors of offices above. The building is within walking distance of Farringdon and Barbican stations.


When we started managing the property we found that the external fabric of the building was in need of extensive refurbishment as it had not been maintained for several years. We advised that a program of works was needed.

During the preparations for this, Asbestos was found in the building and we also advised on a programme of works for its removal, there were also a number of voids in the property.


Strettons’ organised for the external refurbishment and removal of the Asbestos contract was undertaken and completed at a cost of £80,000.

 

 

The property management team helped to get the building ready to be let and a number of lettings within the building were then undertaken with assistance from the Strettons commercial lettings agency team.
