Project Summary

Strettons provided various RICS Red Book valuation reports over a number of years on the property.

Our involvement dates back to the original purchase and our advice has involved considering the Existing Use Value of the undeveloped property, potential site value at various stages in the project and potential Market Values of the private and Shared Ownership tenure flats within the completed scheme.

We had expert knowledge of the location having advised on a number of schemes, development properties over the years plus we acted for Tottenham Hotspur Football Club in their ground redevelopment project. This knowledge added real value to our advice. 

The eventual scheme involved the refurbishment of a former office building and the creation of a part new build scheme to develop a 4-storey mixed tenure residential-led scheme with a community use ground floor unit fronting High Road Tottenham.

The new development is arranged over ground, first, second and third-floor levels, and there will be parking to the rear of the block. The scheme is being marketed as ‘Brook Place’.

There will be a total of 42 private and shared ownership tenure flats in a mix of one, two, three and four bedroom unit types spilt into a mix of 30 private tenure flats and 12 shared ownership tenure flats. Generally, the tenures are mixed together or otherwise known as pepper-potted across the scheme.
