9.1m Care Home Sale Completed | Vi & John Rubens House, Gants Hill, Ilford

September 30 2026

Strettons, acting jointly with Savills on behalf of Jewish Care, has completed the sale of Vi & John Rubens House in Gants Hill, Ilford, for £9.1 million.

The 1.07-acre freehold site comprised a substantial former care home extending to approximately 53,674 sq ft across interconnected buildings. Located on Clarence Avenue, just a short walk from Gants Hill Underground Station, the property occupied a prominent and well-connected position within the London Borough of Redbridge.

Strettons and Savills were instructed to advise on the disposal of the vacant property, identifying opportunities to attract both operational care providers and organisations seeking alternative institutional uses.

Following a competitive process with several attractive offers, the property was acquired by Bond Care, who intends to occupy and operate the building as a care home.

The Result

  • Freehold sale completed for £9.1 million - over asking price.
  • Competitive tender process generating strong market interest
  • Acquired by an end-user operator within the care sector
  • Successful outcome achieved for charitable client Jewish Care

Chris Collins, Commercial Agency Director at Strettons, said:

"Vi & John Rubens House presented a rare opportunity to acquire a substantial institutional building in a well-connected London location. By targeting both care sector occupiers and alternative users, we were able to generate strong interest and secure a successful outcome for our client. Demand remains robust for properties that offer immediate operational capability alongside future repositioning potential."

Strettons continues to advise charitable, public sector and private clients on the acquisition and disposal of care, education and institutional property across London and the Home Counties.
