Instruction: Joint Letting Agents with Cushman & Wakefield
Property: Switch 74, 43 Suez Road, Enfield, EN3 7SN

Strettons acted alongside Cushman & Wakefield on behalf of Capital Industrial in the successful letting of Switch 74, a newly developed urban logistics facility in Enfield, to a leading US manufacturer, delivering a successful outcome for our client and bringing a significant occupier to one of North London's most established industrial locations.

Comprising 74,380 sq ft, Switch 74 was developed to meet modern occupier requirements, combining high-quality warehouse accommodation with strong sustainability credentials, a substantial power supply and excellent transport connectivity. The building provides a secure self-contained site, 12m eaves, five dock loading doors, three level access doors, a 35m yard and full power capacity.

Sustainability was a key feature of the development and reflects the growing importance of ESG-led decision making amongst industrial occupiers. The scheme achieved a BREEAM Excellent rating and incorporates a solar PV system, EV charging infrastructure and Net Zero Carbon base build energy usage, helping occupiers reduce operational costs while supporting their wider sustainability objectives

Strategically located just off the A1055 in Enfield's industrial and logistics hub, the scheme offers rapid access to Central London, the A406 and Junction 25 of the M25, making it an attractive proposition for manufacturers, logistics operators and distribution businesses.

The successful letting demonstrates continued demand for best-in-class industrial and urban logistics space across North London and highlights Strettons' ability to deliver results on significant development-led instructions.
