Sale of new-build house, Bracknell, Berkshire

Property:

A newly built 6-bedroom house in Bracknell, Berkshire

This house is one of two at Brooklyn Lodges, a newly built development near Reading. The first house sold, but this one remained on the market for almost a year, despite being very similar, built to a high spec and priced the same. There were signs that the borrower would slip into debt soon if the house could not be sold.

At the time of our appointment the property was on the market with a local independent agent. They had it under offer, but the sale was not progressing. After taking advice from two other local agents, we appointed one of them to refresh the marketing campaign at a lower asking price to reflect certain negative aspects in the property.

Within a week the agent had secured an acceptable offer and, although a number of legal issues arose on conveyancing, we maintained the pressure on all parties to resolve the problems and avoid any more delays. This led to completion within a 10 week timeframe and we were able to recover the debt for the lender.
